BUYER AND SELLER REAL ESTATE SERVICES

When you choose RE/MAX College Park Realty, as your Southern California Real Estate connection to represent your next Real Estate assignment, your client will be provided brokerage services as noted below for either Destination (Buyer) or Departure (Seller) clients.

PREVISIT ORIENTATION PACKAGE
  • DVD area guide for Los Angeles or Orange Co.
  • Copy of Los Angeles Times or Orange County Register
  • Access to www.ReloCalif.com for links to area cities.
  • Local MLS Realtor map.
  • Company and Broker brochures.
  • 2006 Forecast for Southern California Real Estate
  • Area school information and moving check list
  • 17 Page buyers package concerning California related real estate issues.
  • Los Angeles Times monthly zip code median price survey
  • Moving packet for Children.
  • Package forwarded by express mail.

Note: Package can be provided to 3 rd party relocation companies for forwarding to client or package can be sent directly to inbound client by RE/MAX College Park Realty.

DEPARTURE/SELLER SERVICES
  • Coordinate with Relocation Company as to client's needs and requirements.
  • Prepare a Brokers Market Analysis (BMA) using ERC forms.
  • Coordinate with Relocation Company Value Option, Amended Value or Buyer Value Option, as needed.
  • Complete detailed sellers estimated closing net sheet.
  • Present a detailed written marketing program with detailed strategies, programs and targeted buyers.
  • Market on Cable TV with Showcase of Homes on 6 cable networks reaching 35 cities and 500,000 viewers.
  • Targeted ads and specialized magazines. Broker tours. Open houses. Virtual tours. Property staging.
  • Full color brochures and direct mail "Just Listed" brochures to surrounding homes.
  • Follow up each agent showing requesting feedback. Information electronically obtained from Key Box.
  • Follow up each ad and sign call using property specific 800 call capture technology.
  • Written updates to Relocation Company and client.
  • Prepare offer responses and monitor all purchase contract contingencies for timely removal.
  • Review and re qualify all buyers' offers. Coordinate appraisal with outside vendors.
  • Assist seller in preparation of all California required disclosures.
  • Timely file closing and referral fee processing within 72 hours of closing.
  • Post closing Quality Service questionnaire provided to seller by 3rd party survey company.

DESTINATION/BUYER SERVICES
  • Coordinate with Relocation Company as to client's needs and requirements. Coordinate/Provide orientation tour. Assist with temporary housing coordination, if required.
  • Review all California purchase contract requirements. Provide sample contracts.
  • Conduct counseling and information session to confirm clients housing, schools, and area needs.
  • Coordinate with client to insure that financing and prequalification issues are resolved with their lender.
  • Complete a through market search to identify all properties consistent with clients needs.
  • Provide buyer with written comparables prior to making a purchase offer. Prepare buyer estimated costs.
  • Prepare a written purchase contract under buyer and relocation guidelines.
  • Provide counsel and negotiation assistance on all offers to purchase.
  • Coordinate with buyer a timely review of all required sellers and state disclosures.
  • Coordinate 3rd party service providers to insure a complete inspection and timely review of reports.
  • Monitor and communicate the status and satisfaction of all transaction contingencies & reporting status.
  • Accompany buyer on all walkthrough and preclosing inspections.
  • Follow-up contact during closing and moving day along with subsequent follow-up for settling in issues.
  • Timely file closing and referral fee processing with 72 hours.
  • Post closing Quality Service Questionnaire provided to buyer by 3rd party survey company.

PROPERTY SERVICES
  • Coordinate vacant property services.
  • Use preferred vendor list for cleaning, repairs, gardening and utilities.
